Conveyancing Costs

We offer a bespoke conveyancing service for each and every client, as no property is exactly the same. Our fee’s reflect this approach as dealing with an unregistered listed castle adds more complexities than a newly built freehold house. We provide reliable estimates based on your details which you can provide either online of via the phone to our staff.

The total price paid by a client, including all fee’s, costs and taxes for conveying a property range from £953 – £1923 for a Purchase and £567 – £1203 for a Sale.

It has always been our practice at Cowlings Solicitors to keep you the client informed at every stage, and should complications arise you will be informed before any work starts.

We sometimes use Estate Agents as a source of referrals, the maximum amount we pay being £60.00 but most of our clients contact us directly.

Our fee assumes that:-

  1. This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  2. The transaction is concluded in a timely manner and no unforeseen complication arise
  3. All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  4. No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

In addition stamp duty may become payable. Stamp duty is calculated on the purchase price of your property and on a number of other factors specific to your circumstances. We will calculate your stamp duty payment and deal with payment of this to HMRC on your behalf. For an idea of the costs involved see HMRC stamp duty calculator.

Service Information

The key stages of a conveyancing matter are as follows:-

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you.
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

The timescale of your conveyancing matter can vary depending on the chain involved and the circumstances of your transaction. We estimate 8-10 weeks for all matters but this can be significantly longer for more complex transactions including leasehold.
